SOUTHSIDE AREA DEVELOPMENT PLAN (ADP) - GARDENDALE NEIGHBORHOOD

SYNOPSIS: The Gardendale Neighborhood Plan project was initiated by the City Council in 1998 to determine if the future residential land use proposed in the Southside ADP should be changed due to the increasing traffic occurring on Williams Drive. Staff conducted two meetings in the neighborhood and then formed a Neighborhood Planning Committee. The Committee met with staff on at least 10 occasions to address future land use issues along Williams Drive as well as commercial use encroachment issues facing properties near Staples Street, Everhart Street and along Holly Road. The result of these meetings and subsequent Planning Commission and City Council actions was to change the future land use plans along Williams Drive from single family use to neighborhood commercial use. In addition, a new zoning district was created called the "B-1A" District which contains a number of controls to assure compatibility between commercial areas and the remaining Gardendale Neighborhood. The "B-1A" Neighborhood Business District was then used to rezone residential property along Williams Drive.

DUNE PROTECTION AND BEACH ACCESS PLAN AND REGULATIONS

SYNOPSIS: State legislation passed in the early 1990's requires local governments within the coastal zone to adopt dune protection and beach access programs for management of the beach/dune system in their jurisdiction. Accordingly, the City of Corpus Christi has adopted the Mustang-Padre Area Development Plan and Chapter 10 of the City Code of Ordinances: Beachfront Management and Construction Regulations. The purpose of these companion ordinances is to promote the integrated protection and consistent management of development and activities on the Gulf beaches of Mustang and Padre Islands.

OSO PARKWAY PLAN
STATUS: Adopted by City Council - 11/30/93; Amended 2/28/95

SYNOPSIS: The purpose of this plan is to establish design objectives for a scenic drive parallel to the Oso Creek and to establish park acquisition as a goal when property develops adjacent to the Creek. The Plan also recommends that certain intersecting drainage ways be constructed with pedestrian or bicycle paths for access to the scenic drive.

JOHN F. KENNEDY CAUSEWAY RECREATION AREA MASTER PLAN STUDY
STATUS: Adopted by City Council 2/02/90

SYNOPSIS: This study included recommendations for land use, urban design, and funding for the development and enhancement of the JFK Causeway Recreation Area. The location of this study included the causeway and other publicly owned land, including portions of State Highway 53 and 361, the Packery Channel and the Gulf Beach.

THE VILLAGE MASTER PLAN
STATUS: Adopted by City Council 3/20/90

SYNOPSIS: In partnership with the Texas General Land Office, the Development Services Department produced design standards and guidelines for State owned Lands on the island side of the JFK Causeway. (Marker 37 Bait and Tackle, Snoopy's Restaurant, Frenchy's Restaurant, etc)

VISION - AN URBAN DESIGN PLAN FOR DOWNTOWN
STATUS: Adopted by City Council 10/29/91

SYNOPSIS: The purpose of the plan is to provide an urban design element for downtown Corpus Christi. The plan was produced by the Heart of Corpus Christi and provides detailed recommendations concerning public/private street amenities such as lighting, paving materials, landscaping, statuary, and much more.

THE PRESERVATION PLAN
The City of Corpus Christi Preservation Plan was approved by City Council in March of 1992. It is an element of the Comprehensive Plan which provides overall guidance for land development decisions regarding zoning, platting, land use, annexation, transportation, economic development, public services, capital improvement programming, and the environment throughout the city. The purpose of the Preservation Plan is to formulate strategies that will ensure the City of Corpus Christi protects its significant areas, sites, structures and buildings of historical character and that its citizens experience a high quality of life. The Plan offers goals and objectives the City should work toward in preserving its resources.
Preservation efforts take the form of historical restorations and protective "HC" Historical Cultural zoning of buildings, sites and objects; maintenance of commercial and residential character through enforcement of the building code, zoning ordinance, platting ordinance; and protecting the environment by adhering to Federal regulations.
